Service overview
Every landlord renting out a property with a gas appliance must hold a current Landlord Gas Safety Record (CP12) — annually, with a copy given to the tenant within 28 days. We make that the easy part of being a landlord, not the worry.
A full annual gas safety inspection covering every gas appliance, flue and pipework in the property — tested for tightness, soundness, ventilation, combustion and safe operation. Certificate issued in digital format with hard copy on request.

Annually, before the existing certificate expires (we can let you know when renewal is due). Before a new tenancy begins. After any new gas appliance is installed. After any flue or chimney alteration.
Failure to provide a current CP12 is a criminal offence, voids most landlord insurance, and prevents you from serving a Section 21 notice. More importantly, it's the single check most likely to catch a carbon monoxide hazard before it kills someone.
What goes wrong
The penalties are severe — and that's before anything actually happens to the property.
You cannot serve a valid Section 21 notice without proof you supplied the tenant with a current CP12. Many landlord eviction cases collapse on this point alone.
The Gas Safety (Installation and Use) Regulations 1998 carry unlimited fines and possible imprisonment for non-compliance. Local authorities prosecute regularly.
Almost every landlord buildings and contents policy makes a current CP12 a condition of cover. Without it, you'll get nothing on a fire or gas-related claim.
Many Hull and Doncaster boroughs operate selective licensing schemes that require an in-date CP12 as a licence condition. Breach = further fines.
The reason the certificate exists. A faulty appliance or blocked flue can kill a sleeping family in hours. Annual inspection is the single most effective check.
Buy-to-let mortgage conditions typically require gas compliance. Lender breaches can trigger early repayment demands.

What we check, what gets recorded, and what happens if something fails.
Every gas appliance: boiler, hob, oven, fire, water heater. We inspect for safe operation, ventilation, flueing, stability, suitability of location, manufacturer instructions, evidence of CO and operating pressure.
Visual inspection of the flue route, terminal clearances and condition. Flue gas analyser on the boiler measures CO/CO₂ ratio — anything outside spec is recorded on the certificate.
Gas leak test from the gas meter through the supply pipework — required on every CP12, regardless of how many appliances are present.
ID appliances are isolated and capped — gas supply turned off, certificate marked. AR appliances are usable but flagged for remedy. NCS issues are recorded for awareness. We always explain in plain language what's needed.
England requires a CO alarm in any room containing a fixed combustion appliance (other than gas cookers) in a rented property. We check presence and operation as part of every CP12.
A CP12 is a safety inspection — it isn't a service. Many landlords bundle the two (a CP12 + boiler service) to keep the manufacturer warranty active. We offer that as a fixed-price package.
