Service overview
A boiler service is the cheapest insurance a homeowner buys all year — but only when it's done properly. A box-ticking 'visual check' is not a service: it doesn't catch the silent faults that turn into a January breakdown, and it won't satisfy the manufacturer if you ever need to claim on the warranty.
A full annual gas boiler service to manufacturer specification — burner and heat exchanger inspected, seals checked, condensate trap cleaned, gas-rate measured, full combustion analysis with a calibrated flue gas analyser, controls tested, and a benchmark / service record signed and filed.

What goes wrong
When someone rings because their last engineer 'wasn't bothering' anymore, here's what we usually find:
Never cleared in years of 'services'. Eventually blocks, water backs up, boiler locks out — almost always on a Friday night.
No flue gas analyser used means no proof the gas-air ratio is correct. A boiler running rich wastes gas and produces CO.
If the benchmark or service record is empty, the manufacturer will reject any warranty claim — even on a 2-year-old boiler.
MagnaClean and ADEY filters are emptied every service. If the filter cup is full of black sludge, the heat exchanger is being cooked.
Inhibitor degrades over time. Without an annual test, corrosion accelerates and the system fills with magnetite within 3–4 years.
Vibration loosens flue joints over time. A flue gas test catches a leak before it becomes a CO risk.
Our process
The full manufacturer schedule, every visit. No shortcuts.
Visual inspection of installation, flue termination, ventilation, gas tightness test on the supply pipework.
Casing removed, burner, heat exchanger, fan and seals inspected. Any signs of overheat, corrosion or wear flagged in writing.
Calibrated Kane or Anton flue gas analyser used to measure CO, CO₂ and ratio — proves the boiler is burning cleanly within manufacturer parameters.
Gas-rate measured at the meter and cross-checked against manufacturer spec. Adjusted where needed.
Condensate trap emptied and cleaned, system pressure verified, expansion vessel charge checked, system filter emptied if fitted.
Service record / benchmark book completed, gas safety record issued (CP12 if landlord), invoice and certificates handed over on the day.
